Kennedy Capital Group: Closes on 6 ATL Developments

Mezzo Condominium AtlantaKennedy Capital Group Solidifies Position of Leadership within Atlanta Real Estate Community.
ATLANTA (February 2, 2007) — Kennedy Capital Group, LLC (Kennedy), an Atlanta-based real estate development and investment firm specializing in land, retail, multi-family and town home development, begins 2007 well-positioned for future growth after partnering on six major real estate developments — a $93 million portfolio — in the fourth quarter of 2006.

Kennedy’s most recent projects include:
* Mezzo is a 94-unit condominium project located on Peachtree Road in Buckhead and is a joint venture with Tivoli Properties. Construction began in November 2006 and Mezzo is slated to open in early 2008.

* East Club is a quaint community of ten town homes located just north of Phipps Plaza at the intersection of Peachtree Road and East Club Drive in Buckhead. East Club is also a joint venture with Capital Partners Development, LLC and construction will begin this month.

* 58 Sheridan consists of 28 luxury town homes offering a high-end, low-maintenance lifestyle in Buckhead — located one block off Peachtree Road. 58 Sheridan is a joint venture with Capital Partners Development, LLC and is under construction.

* Avondale Mixed-Use Development will feature an eye-catching residential and retail property adjacent to a new Wal-Mart Supercenter. It is another joint venture with Capital Partners Development, LLC and construction is slated to begin in April 2007.

* Marion Place is 26-town home community in Inman Park — each boasting a roof top deck, providing spectacular views of downtown Atlanta. Marion Place is a joint venture with Brunning and Stang Construction Management, Inc. and Capital Partners Development, LLC. Construction is underway.

* Canterbury Ridge is a luxury town home community with 29 homes and also includes roof top terraces overlooking Atlanta’s downtown skyline. Canterbury Ridge is a joint venture with Capital Partners Development, LLC.

While maintaining a strong commitment to Atlanta, Kennedy Capital Group now expands its focus to the entire Southeast region, with a particular interest in mixed-use communities and apartment homes.

Kennedy Capital Group offers more than 75 years of combined leadership experience in development, site acquisition, investment management, leasing, financial analysis and reporting and asset dispositions. The company, established in 2005 by J.L. Marty Kennedy, is headquartered in Lawrenceville, Ga., and opened a Buckhead satellite office that same year as a result of the company’s significant growth and investments in the area.
